How is your service FREE?

95% of the time, Yes.  If you are concerned or have been rejected in the past, we can help by taking a look at your credit before we apply.  In some circumstances, we have utilized a lawyer to overcome these barriers.

Can you negotiate the lease rate?

Many times, Yes!  Besides the few buildings that use a service that calculates their pricing by supply/demand, we can try our best.

In the past we have been sucessful in lowering lease payments, eliminating the application fee, etc.

It all depends on the current enviroment and each buildings occupancy.

Can you help me lease a house?

Of course.  Many of our clients are ready for a house but not ready to buy.  There are many great options out there, all of them with differnt Pros & Cons.  We are here to guide you through the process.

What are the typical income requirements?

Majority of apartment buildings want you to make 3 times the monthly rent in your pre-tax income.  Your pre-tax income, is your income before anything is taken out.

Example:
For a lease payment of $1,500, that would be $4,500 per month or an anual salary of $54,000.

How do I tour an apartment?

We make touring one of the apartments on your list, easy and convienent.  This is one of the more unpleasent aspects of apartment hunting.

When will I receive my rebate?

Typcially, 30 to 60 days after your move-in date.  Each apartment building is different and while we can submit our commission invoice 30 days after your move-in date, when they pay our commision can vary.

How do leasing specials work?

Typically they offer, 1-3 months free, which are normally prorated over the term of your lease.  However, some times they do not prorate it and just don’t require a lease payment for the first month.

Prorated Example:
If a 12 month lease is $2,100/mo. and they are offering you 2 months free, then the monthly lease payment would be $1,750, saving you $350 per month.

How do I choose a neighborhood?

Great question!  This is one of the hardest and most complex choices to make but with our help you will feel confident with your decision.
